LEASE TERMS:
**Available beginning of July 2025 (around 7/5/25)
**Security deposit equals one month's rent + $1000
**Minimum 24-48 hours notice required for all showings; property is Tenant-Occupied
**12 months lease preferred
**Tenant pays gas, electric, internet, cable, and any move-in/move-out fees and deposits required by the HOA
**Owner pays HOA dues to include water, sewer, trash & recycling
**1 Garage parking space and 1 Storage space included
**Dogs considered with additional deposit
**Renter's Insurance of $300,000 for general liability required to be carried by Tenant
**Credit/background checks required--$39.95/adult. Under Colorado law, prospective tenants have the right to provide landlords with a Portable Tenant Screening Report, as defined in 38-12-902 (2.5), Colorado Revised Statutes. If a prospective tenant provides the Landlord with a Portable Tenant Screening Report, the Landlord is prohibited from: Charging the Prospective Tenant a Rental Application Fee; or Charging the Prospective Tenant a Fee for the Landlord to Access or Use the Portable Tenant Screening Report.
